Clapham (South London News) October 5, 2026 – The comprehensive redevelopment of the historic Peabody Estate at St John’s Hill, located directly opposite Clapham Junction railway station, has officially concluded following the delivery of its third and final phase. Local authority figures, community leaders, and housing executives gathered at a landmark event to mark the handover of the site, which now provides a total of 658 new homes alongside expanded public realm infrastructure, extra-care facilities, and dedicated commercial premises.

Phase three delivered the remaining 307 residential units to the South West London development, bringing a project to a close that originally received outline planning consent 14 years ago. The first two stages of the overhaul were completed by 2023, paving the way for the final push by housing association Peabody and its main contractor and development partner, Mount Anvil. The overall site replacement transitions the location from its original 1930s layout into a modern, mixed-tenure neighbourhood incorporating social rent housing, affordable units, a new public square, and a purpose-built community hub.

At a ceremony celebrating the scheme’s full completion, Wandsworth Council Leader Cllr Robert Morritt underlined the scale of the investment, stating:

“It’s wonderful to celebrate the completion of this development – 14 years after the Council gave planning permission for the 1930s old estate to be regenerated into this new neighbourhood we see today. The completion of this major Peabody scheme has delivered almost 600 homes – a huge investment boost for the Clapham Junction area. This borough is one of London’s most attractive locations for investment and I’m proud that we’re a borough that welcomes opportunity and development.”

The local authority has updated its urban development strategy in recent years to stimulate residential construction across the district, operating alongside its dedicated ‘Homes For Wandsworth’ program. Cabinet Member for Housing Cllr Matthew Corner highlighted the policy direction during the opening event, stating:

“One of our central commitments is to get Wandsworth building homes and give people more choice about whether they want to rent, buy or move into affordable housing in fantastic developments like this.”

Executive leaders involved in the scheme emphasised the multi-agency coordination required to finish the long-term project. Simon Barry, Managing Director for Development for Peabody’s south London region, stated:

“Completing the regeneration of St John’s Hill is a really important moment for the community and everyone who has been part of this project over many years. We’ve created hundreds of affordable homes, including homes for social rent, alongside new community spaces, extra-care housing and public spaces for people to enjoy.
